What you Need to Know

1. Setting the Listing Price

Your best chance of selling your home is in the first two weeks of marketing. Your home is fresh and exciting to buyers and to their agents. That is why when setting the list price for your home, you should be aware of a buyer’s frame of mind. Buyers will determine which houses they want to view based on a list of homes for sale in your neighborhood. We can help you to see what that list will look like.

 

2. Using Comparable Sales

No matter how attractive and polished your house, buyers will be comparing its price with everything else on the market. Your best guide is a record of what the buying public has been willing to pay in the past few months for properties in your neighborhood like yours. This is where we work to find the comparable sales, using a “Comparative Market Analysis”, which we will bring to our first meeting with you. From there, we can determine if a formal written appraisal will be necessary.

 

3. Curb Appeal & Staging Your Home

Since most buyers make a determination of the property before stepping foot out of the car, we will go over necessary house keeping priorities that will make your home sell quickly. We discuss how to make sure the exterior of your home is in pristine condition - clean, cleared of clutter, with no visible repairs needed. Then a full walk through of the property to help be sure the interior of the home has the same effect, pristine condition, upon the buyer’s showing. You want potential homebuyers to be able to envision themselves living in the home, which can be difficult if your family's personality is still evident.

4. Showings and Open Houses

Upon our listing meeting, we will discuss how to effectively manage a showing while you still live on the property, as well the option of an Open House or Virtual Showings. It is important to know your needs and availability in order to properly plan for buyers and agents to schedule appointments. A great Realtor® will help you to learn the quick 5-minute clean up practice to use for showings.


5. Offers & Closing

Once you have received offers on your property, your Realtor® will provide you with all of the offers received, both written and verbal. The Realtor® will then discuss with you what makes a good offer vs a great offer. Once you have determined which offer to accept, it is time to plan for the closing, packing, and moving.
